The Union Pacific Railroad was the biggest competitor of Great Northern and Northern Pacific Railroads. Although Great Northern and Northern Pacific were backed by J. P. Morgan and James J. The Great Northern was the first transcontinental built without public money and just a few land grants, and was one of the few transcontinental railroads not to go bankrupt. During the Panic of 1873, a number of railroads, including the St. Paul and Pacific Railroad (StP&P), had gone bankrupt. The StP&P in particular was caught in an almost hopeless legal muddle. For three years, Hill researched the StP&P and finally concluded that it would be possible to make a good deal of money off the StP&P, provided that the initial capital could be found.

In 1879, Hill and partners formed a company that transformed the bankrupt St. Paul & Pacific Railroad into the highly successful St. Paul, Minnesota & Manitoba Railway Company. He was elevated to company president a few years later, and his farsighted management skills earned him a solid reputation. At the age of nine, he lost sight in his right eye due to a bow and arrow injury; at fourteen, his father died and Hill moved to St. Paul three years later, working as a shipping clerk on the Mississippi River.

The church preserved it well and did not make any significant alterations, although most of the original furniture was sold during this period. In 1961, the United States Department of the Interior designated the house a National Historic Landmark. The Minnesota Historical Society acquired the house in 1978, after the Archdiocese consolidated its offices elsewhere. The interior features an art gallery that housed Hill's collection of painting and sculpture. It even had a pipe organ, installed after someone suggested to Hill that other wealthy people had pipe organs in their homes.

Completed in 1922, the modernist house and studio served as the private sanctuary of Schindler and his wife—even after they divorced—and was a known gathering place for their politically charged social circle. Managed by MAK Center for Art and Architecture, the compound is currently open to the public without reservations and hosts art exhibitions, including installations by Alison Knowles and Yoko Ono during Frieze Week. After James J. Hill died in 1916 and his wife died in 1921, the children eventually moved out. In 1925, four of the daughters purchased the house from the estate and donated it to the Roman Catholic Archdiocese of Saint Paul and Minneapolis. The church used it for the next fifty-three years as space for offices, residences, and a teacher's college for women.
